Growth Division
The Invest LA Group witnessed immense
real estate wealth transfer hands in 2010, and it has
continued into 2011. We believe there is a two to three
year window in real estate that provides immense oppotunity
to those that know how to take advantage of it. While
most buyers have been sitting on the fence waiting to
pick the market bottom, we have generated cash-on-cash
returns of 20-40% for our clientele by capitalizing
on pockets of extraordinary opportunity. We are advising
our clients to focus on two strategies in the current
real estate market. most of our equity growth is done
in repositioning and flipping properties. Feel free

The Equity
Growth Division identifies properties that can be secured
far below market value, often by as much as 30-40%. We
then reposition the property and sell it quickly at a
5-10% discount to fair market value. The objective is
to book a profitable sale quickly and then do it again.
The infrastructure necessary to repeat this process has
been created through a unique group of companies and referral
sources that bring us deals directly from banks or other
private sellers. Many of our clients execute this strategy
with 3 to 4 properties a year and realize cash-on-cash
returns of up to 70% annually.
Passive
Income Division
The second strategy is the
focus of our Passive Income Division. We believe that
the currently depressed real estate market, in tandem
with the best financing terms we have seen in a very long
time has presented an opportune time to acquire assets
in good locations that can produce strong rental income.
We secure these properties well below market value and
then put a strong management team in place. A few of the
benefits include immediate passive rental income, monthly
loan pay down, and a tax shelter.
